Posh Bothy Holiday Lets provide no smoking, self-catering accommodation for up to 2 adult guests in each property.

The accommodation is single storey and ground floor but is not accessible by wheelchair.

The property locations and access arrangements make them wholly unsuitable for children.

Guests of particularly large build, may find some of the doorways or access to facilities a little tight.

The Bothies are not suitable for pets.

The Cabin is located on Neaum Crag Private Estate on the flanks of Loughrigg fell just above Skelwith Bridge.

The entrance to the estate is located on Foul Step Lane which leads off the B road linking Grasmere and Clappersgate via High Close.

These access roads are adopted highways but are somewhat narrow in places. Large vehicles can be accommodated but may need to pull in at certain points to let other vehicles pass.

Neaum Crag Estate has a shared, private access driveway leading through the private woodland estate to a number of cabins and the communal pool and utilities building. The driveway is single carriageway but has plenty of passing places and a speed limit of 10mph.

The Estate has been thoughtfully planned so that cabins are well spaced and each plot affords a large degree of privacy. Restrictions on development of the site also mean it retains an old fashioned, country feel. The Management Company is extremely well-run so that communal areas and services are maintained to a high quality.

Pool & Spa & Utility Building

The pool, sauna and Jacuzzi are open for guest use from 1 March to 15 November each year. Access is via a pre-programmed plastic security card.

The pool hall also houses a coin operated mini launderette which is open from 1 March to 4 January.

Woodbug Cabin is situated on its own private plot with parking for 2 cars. The plot is located just to the left off the main, shared driveway about 150m before the communal building on a plot known as Low Tarn.

The main entrance is through the door to the front of the cabin. The living room windows and French doors overlook the woodland to the front and side and over the rooves of 2 other cabins set below Woodbug. The dining and bedroom windows look onto the woodland and gardens in front and the kitchen window looks onto the woodland at the rear.

The cabin is a traditionally built wooden chalet made in the late 1980’s from timber under a felt roof. In keeping with the woodland setting, the cabin is painted dark chocolate brown and has hard wood, outwards-opening windows and doors. In more recent times, the property has been updated with modern shower room & kitchen, double glazing, insulated walls and electric wall heaters and hot water system.

The Cabin has hard floors in kitchen/diner and shower room and carpet to sitting room and bedroom. We ask guests to remove outdoor footwear and high heeled shoes at the door and we provide a boot rack just inside the door.

The entrance and main emergency exit to and from the Cabin is via the main door which leads off the kitchen/dining area. The emergency exit from the bedroom is via the window (which opens outwards straight onto the patio below) and from the sitting room it’s via the French doors straight to the front patio.


Standard check-in is between 4 pm and 7 pm unless otherwise previously arranged.

You will be met by the owner (or their representative) at the property or will have been given a code to access the key lock box and some instructions for self-check-in.

Refer to the details you have been sent in order to locate the cabin. This is via the estate driveway, located off Foul Step Lane. The access is down three deep, gravelled steps with wooden edgings – care should be taken stepping on the grass or wood edgings in wet or icy conditions as the ground and wood can become very slippery.

Access to the main entrance is gained via a short, level, gravelled pathway leading to the cabin then onto a paved patio area.

Once you are down the access steps, your key to Woodbug Cabin will open the main door.

NB Lighting on the estate is deliberately scant (so that cabins feel truly secluded in the woodland) so you MUST carry a torch with you if you are likely to arrive, depart or access the cabin after dark as the lack of light pollution means it’s incredibly dark!!


The private parking area for Woodbug Cabin is on the same plot as the cabin itself and is right on the edge of the shared driveway. The spaces are edged at the rear before a slight drop with low level wood ‘bumpers’ – advance slowly and cautiously towards them so that you don’t bump your car or go over the edge.


Woodbug Cabin is just to the left off the Neaum Crag Estate driveway just before the first bend in the road. The communal building with shops, pool & spa and launderette is within a few minutes walking distance.

Ambleside, Coniston and Grasmere are each a 10/15 minute drive.

Lake Windermere ferries at Waterhead are approximately 3 miles.
The bus stops at Skelwith Bridge (10 minute’s walk away) offer buses to Coniston, Langdale or Ambleside and beyond.

The nearest railway station is in Windermere, approximately 7 miles away, with good rail links to Oxenholme on the West coast main line and onward destinations. Several local taxi companies offer a reliable service – their numbers are in the guest information pack.

INDOORS – Woodbug Cabin has 3 main rooms as follows:

Sitting Room

Lounge area with large 2-seater sofa, armchair, occasional furniture and lamps, TV/DVD, Bluetooth Music system, mock ‘log burner effect’ stove (decorative only) and fireplace.

Kitchen with Dining Area

Kitchen area with fitted units, fridge with freezer box, electric oven, electric hob & extractor, microwave, dining table & 2 chairs, boot trays, iron & board and clothes airer. The kitchen is fully equipped for 2 person use.


Double bed, oak wardrobe with hanging, oak chest of drawers, bedside units, chair, micro-fibre duvet, pillows (2 per person), decorative cushions and throws, extra blanket, hair-dryer, heat mat, alarm clock.

Separate shower room

Shower, vanity unit, heated towel rail and WC.


Private woodland garden with seating area – garden tables and chairs for sitting out (seat pads provided – behind armchair in sitting room)

Bins and recycling boxes are nearby and shared with other neighbouring cabins.

The communal grounds of the Estate offer a number of woodland walks as well as the communal facilities of the pool hall.


There are fire extinguishers, fire blanket and smoke detectors in the Cabin – read the fire notices for information on their usage and on fire exits.

Mobile phone reception usually gets a few basic bars and some 3G on most major networks but is not strong and there is rarely any 4G coverage.

The Cabin can only offer WiFi in the nearby communal site building between 1 March and 15 November and just in the porch area between 15 Nov – 4 Jan.

In accordance with the law and for the safety of all, naked flames (such as candles) and any form of smoking is not allowed in any part of the property or curtilage both inside and outside. This includes the use of e-cigarettes and vapour devices.
